Updates from the Board
- The next meeting of the Board of Directors will be at 7:00 p.m. on July 20, 2009 in the Fontana clubhouse conference room. See the Board of Directors page for the meeting agenda. The Board welcomes homeowners who have concerns or ideas about the neighborhood to attend the meetings. If you cannot attend the meetings, you can (please use the Board e-mail address rather than sending messages to individual Board members).
- Construction of the Fontana walking trails is still in progress. The trails are pedestrian pathways, and are not designed for bicycles, skateboards or scooters. For a map of the original trail locations, see the Pedestrian Path Plan. (Note: The developer has sent
a letter to the Board asking that homeowners not use any of the pathways until trail construction is complete.)
- Clubhouse Rentals: If you are a homeowner interested in reserving the clubhouse for a private event, see the Clubhouse Rentals page for the rental calendar and information about how to make a reservation.

Fourth of July Party: 6:30 - 9:00 pm
Celebrate July 4th at the pool with hot dogs, chips and salsa, beer, wine, soda and water - please bring a side dish or dessert. Afterwards, watch the fireworks with your neighbors. RSVP to social@foai.org by June 30th.
For the safety of our Fontana kids attending the party, please plan to walk to the clubhouse if possible, and be very careful if you do drive. Also, please leave all personal fireworks at home.
Community News
Fontana Phase 4C
The developer has received approval from the County Board of Supervisors for Fontana Phase 4C to be rezoned in order to allow a total of 34 home sites, similar in size to existing Fontana lots, in the 17-acre area. The area to be developed includes one new cul-de-sac (Brunello Court) at the end of Fontana Drive, extending eastward parallel to Via Florence. It also includes two short cul-de-sacs (Cortina Way and Belluno Lane) connecting near the end of Via Florence, adjacent to Ashcroft. See the County's Executive Summary for details.
Avemore Commercial
Avemore Commercial consists of two light-commercial, two-story, townhouse-style buildings, 10,000 square feet each, with professional offices on second floor, light commercial/retail on the first floor, and parking in the rear. Entrance to the buildings will be through Avemore. Construction work includes completing a road running from Avemore, to the south of the Merano Way retention pond (which will be filled in and leveled), and connecting to Olympia Drive at the new Pavilions Dam. Plans have been approved by the County Planning Commission.
Cascadia
Cascadia will be located to the north of Fontana. The plans include up to 330 dwelling units (single family homes, townhomes, multi-family and condo dwellings) and 20,000 square feet of non-residential space (mixed residential/commercial buildings, retail and professional space, a community center, and possibly a senior living home). Plans also include entrances onto Route 20 and at the bottom of Fontana Drive (see the preliminary site plan). Original plans for a pedestrian connection at the top of Fontana Drive have been modified and a road has now been approved. Rezoning for the project has been approved by the County Board of Supervisors, but no site plan has been submitted for approval yet.
Hyland Ridge
Hyland Ridge, formerly known as Lake Ridge, is located to the north of Fontana, connecting to Fontana Drive extended. The development will include 97 single family lots and 7 larger rural lots, a connector road to Fontana Drive and an open space buffer between Fontana and Hyland Ridge (see the site map). All roads will include curbs and gutters. The plans have been approved by the County Planning Commission and construction has begun.
Pavilions at Pantops
Pavilions at Pantops (previously titled Luxor) is located to the south of Fontana, immediately behind the Rite Aid Pharmacy. The plans include 211 single family townhomes in Phase I and 129 more in Phase II, as well as recreation areas such as playgrounds and playing fields. There will be connections to Fontana at extensions to Olympia Drive and Verona Drive. Construction of Phase I units began in Spring 2008 (see the site map), and Phase II has been approved by the County Planning Commission.
Pantops Master Plan
The Pantops Master Plan was approved by the Albemarle County Board of Supervisors on March 17, 2008. The Plan is designed to provide a set of guiding principles for transportation, public infrastructure and land use in the Pantops development area. Plan documents are available on the County website.
