Clubhouse Rentals Overview
The Clubhouse is owned and available to all Fontana homeowners. The following areas are available for private homeowner events:
- Downstairs recreation room:
a casual, family-oriented room with fireplace and TV, as well as bean bag chairs, air hockey, foosball, and a nearby kitchen and eating area. General-purpose tables and folding chairs are available for larger groups. - Upstairs meeting room:
a more formal room for adult use, with two seating pods and a fireplace. - Upstairs library/board room:
a meeting table with eight chairs, bookshelves.

To rent a room in the Clubhouse, see the
Clubhouse Calendar to check availability on your date. If your date is available, contact the Recreation Committee Calendar representative by e-mail to reserve your date. You must submit a rental agreement form and a $100.00 security deposit for each area being reserved; the deposit(s) will be returned if the facilities are left clean and undamaged.
During the summer season while the pool is open, downstairs reservations are limited to two (2) weekends per month (Friday evening, Saturday and Sunday), and there will be no exclusive reservations Monday through Thursday. During the off-season, there is no limit on weekend reservations, and Monday-Thursday reservations are available between 4:00 PM and 11:00 PM. Upstairs reservations are available year-round, except for during monthly Board of Directors meetings (7:00 - 9:00 PM on the third Monday of each month).
When an area is being used for a scheduled reservation, homeowners and their families not involved in the scheduled event should show courtesy to those using the reserved space.
Clubhouse Reservation Rules
- The Clubhouse and pool area are NON-SMOKING, and no pets are allowed.
- All homeowners and their guests are required to adhere to both the general
Clubhouse Rules and Regulations and these
Reservation Rules.
- All fire codes must be observed. Maximum occupancy is located on the Fontana bulletin board.
- An adult homeowner must be present for all events using the Clubhouse. The homeowner assumes all liability in the event of any injury and/or damage.
- Homeowners with reservations receive exclusive rights to the Clubhouse for the hours specified on the reservation form; however it is understood that homeowners using the pool have access to the downstairs common area (bathrooms and exercise room) at all times.
- The entire Clubhouse, upstairs and downstairs, may be reserved; however, two $100.00 deposits will be required. The FOAI Board of Directors must approve all reservations for parties greater than 50 people.
- Homeowners may not arrive to set up for events earlier than the start time of their reservation. If party is reserved for 4:00 PM, then set up should begin at 4:00 PM. Please take this into consideration when choosing your reservation hours.
- Events should not exceed seven (7) hours unless special arrangements were made in advance.
- Events must be held within the security alarm system window. Please refer
to the
Clubhouse Rules and Regulations.
- Stacking chairs are located in the closet. Please return them to the closet when finished.
- All trash and food must be completely removed from the Clubhouse, refrigerator, and all other areas used in the reservation. Please dispose of all trash in receptacles outside of the Clubhouse. The Clubhouse must be left in the pristine condition found. This includes the kitchen area!
- No alcoholic beverages will be sold during private functions or otherwise. No alcoholic beverages will be served to anyone under the age of 21. All parties on Clubhouse/pool premises must comply with Commonwealth of Virginia statutes regarding alcohol use.
- Adult homeowners are responsible for noise control. Please be aware that many homes surround the Clubhouse and noise does carry to these homes.
- Homeowner agrees to pay any and all fines issued by the Albemarle County Police Department in the event of any false alarms or disturbance calls.
- Turn off all electronic equipment before exiting the building.
How to Reserve the Clubhouse
- See the
Clubhouse Calendar to check availability on your date. If your date is available, contact the Recreation Committee Calendar representative by e-mail to reserve your date. Please indicate the requested date, what room you are interested in, and your personal contact information. Someone will respond within 48 business hours of your request.
- Seven (7) days prior to the event, the homeowner must supply the following:
- One check made out to Fontana Owners Association, Inc for the refundable deposit fee of $100.00
- A signed rental agreement form
- All cancellations made less than seven (7) days prior to the function date will be assessed a $25.00 cancellation fee.
- The reserved room will be inspected immediately following the function according to the checklist attached to the Reservation Agreement Form. The refundable check will be returned (if applicable) within 2 business days of the event. If the room is determined to be improperly cleaned or damages noted, then the homeowner will be notified with specifics.
- If the homeowner does not desire, in advance, to clean the room thoroughly, the $100.00 refundable check will be used to pay for our cleaning service to clean the room. This fee will cover the cleaning of the room only and does not include any fees to cover damages.
